Home loans across Parker County.

I'm Matt Pruitt. I live in Aledo, my office is in Fort Worth, and I do home loans across DFW, Parker County included. Weatherford, Willow Park, Hudson Oaks, Aledo, Springtown, and the land in between. Purchase, refinance, cash-out, and the files that don't fit the box.

What comes up out here

Town lots and real acreage

Parker County has both: a lot in a subdivision and a place down a county road with a pasture. Those can be very different loans. Tell me which one you're looking at early so nobody gets surprised in underwriting.

Wells, septic, and outbuildings

Rural houses come with their own checklist. Well water, septic, a shop, a barn, a second structure. Some of it matters to the appraiser and some of it matters to the loan. Mention it on the first call, not the last one.

Buying new construction

Buying from a builder? Get pre-approved early and keep the completion date in view. If the builder offers an incentive to use their lender, bring me the numbers and we'll compare. You're allowed to shop.

Commuting to Fort Worth

Working in Fort Worth and buying out west? My office is on West Bowie and my house is in Aledo, so I know both ends of the drive. We'll get the payment right. The commute is on you.

Loans I do

  • Purchase A house in town, a house on some land, or your first house anywhere. We start with the price range and which loan you can actually use.
  • Refinance If a new loan changes your payment or your term in a way that's worth it, we'll talk. If it doesn't pencil out, I'll say so.
  • Cash-out Pull equity out of the house for whatever's next. We'll look at what it costs you, not just what you get.
  • Harder files Self-employed, unusual income, or a bank that already said no. Tell me the story. If I can't do it, I'll tell you that too.

Where I am

The office is at 1800 W Bowie St, Suite 200F, Fort Worth, TX 76110. I live in Parker County, in Aledo. I work across Dallas-Fort Worth, and out here is home.

The loans are through True North Home Loans, a division of American Pacific Mortgage Corporation. Pruitt Approved is my name on the work, not a separate company.

How to start

Send the short app, call, or email. Tell me the town, whether it's a purchase or a refinance, and roughly the price. If there's land involved, tell me that too. I'll tell you what I need next.

Parker County questions

Do you work in Weatherford, Willow Park, and Springtown?

Yes. I work across Parker County and the rest of DFW. If the property is out here, I'm glad to look at it.

Can I get a mortgage on land with a house on it?

Ask me. It depends on the acres, the house, and what else is on the property. Some loans have limits on land or outbuildings, so tell me what you're looking at before you write the offer.

Does a well or septic system change anything?

It can mean an extra inspection or two. Tell me up front so it gets scheduled early instead of the week before closing.

My income is unusual. Should I still call?

Yes. Self-employed, commission, or a bank that already said no. Tell me the story and I'll tell you where you stand. If I can't do it, I'll say so.

How do I start?

Send the short app at pruittapproved.com/apply, call 817-729-6559, or email matt@pruittapproved.com. Tell me the town, whether it's a purchase or a refinance, and a rough price.
