Home loans, including the ones that don't fit the box. Tell me the deal.

I originate home loans under the name Pruitt Approved. Purchase and refinance. I office in Fort Worth, live in Aledo, and work with people across Dallas–Fort Worth.

Purchase and refinance

Buying

If you are buying in DFW, we start with the price range, the property, and which loan you can actually use. Conventional, FHA, VA, jumbo, construction, and investment property are all loans I originate, including for self-employed income. Medical professionals can look at doctor loans, too.

Refinancing

If you already own the house, the question is whether a new loan changes the payment, the term, or the cash you need. I will tell you if it does not pencil out.

Loans I do

Home loans

  • Conventional The standard loan for buyers with steady income and decent credit.
  • FHA For buyers whose credit or savings need a little more room.
  • VA For veterans, service members, and eligible surviving spouses. You earned it.
  • Jumbo For when the house costs more than the standard loan limits allow.
  • Construction For building a house instead of buying one already standing.
  • One-time close construction For builders who'd rather sign the closing papers once and be done.
  • Two-time close construction For people who want the build loan and the long-term mortgage handled separately.

Beyond the box

Non-QM

  • Bank statement For self-employed borrowers whose tax returns undersell what they actually make.
  • Asset depletion For people with real savings and not much paycheck. Your assets count as income.
  • DSCR For investors. The rent qualifies the loan, not your W-2.
  • After bankruptcy or foreclosure For people who had a credit event, rebuilt, and are ready to own again.
  • P&L only For business owners who can show a profit and loss statement instead of years of tax returns.
  • Interest-only For borrowers who want a lower payment up front and have a plan for the principal.
  • ITIN For borrowers who file taxes with an ITIN instead of a Social Security number.

Private and commercial

  • Private money For deals a bank won't touch but still make sense.
  • Hard money For investors who care more about the property than the paperwork.
  • Commercial For property that's a business, not a home.

Temporary buydowns

A 2-1 buydown can make the first couple of years cheaper. Here's how it works, who pays, and when it's worth it. Yes, even on select jumbo loans.

Where I work

The office is in Fort Worth at 1800 W Bowie St, Suite 200F, Fort Worth, TX 76110. I live in Aledo. Most of the files I handle are in the Dallas–Fort Worth area.

Based in Fort Worth, lending across DFW and the rest of Texas. I'm also licensed in Oklahoma, California, Colorado, Montana, Florida and Georgia, and I can help in all the other states too. If I can't do your deal, I'll say so and get you to someone who can.

Areas I serve close to home: Fort Worth, Aledo, and Parker County.

The loans are through True North Home Loans, a division of American Pacific Mortgage Corporation. Pruitt Approved is my name on the work, not a separate company. More about me.

Questions

I am self-employed. Is that a problem?

No. It just means we look at your income differently. Send me your recent tax returns and I'll tell you what we can work with.

Can you do a loan that the bank turned down?

Maybe. Banks say no for a lot of reasons, and some of them don't apply everywhere. Tell me what they said and why. If I can't do it, I'll say so.

How long does it take to close?

Usually two to three weeks. The exact timing depends on the deal, the appraisal, and how fast documents come back. I'll give you an honest estimate once I see the file, and I'll tell you if something is slowing it down.
